How IMMO FELTEN works

Our role is to support you at every stage of your property project, from the valuation through to the signing of the notarial deed, while providing professional and personalised follow-up.

Property valuation

We carry out an in-depth analysis of your property in order to determine a value that is consistent with current market conditions. The valuation is offered free of charge as part of a sales mandate entrusted to our agency.

What types of properties do you handle?

We handle the sale and rental of houses, apartments, land, investment properties, commercial premises and offices.

In which areas do you operate?

We operate throughout the entire territory of Luxembourg.

How does the process of putting a property up for sale work?

After a viewing of the property and the signing of the mandate, we put in place a marketing strategy tailored to your project.

What documents are required to sell a property?

Depending on the type of property, various documents may be requested: the title deed, the energy performance certificate, floor plans, co-ownership documents and cadastral information.

Is the energy performance certificate mandatory?

Yes. In most cases, an energy performance certificate must be available before a property is put up for sale or rent.

What is a sales mandate?

It is a contract authorising the agency to market your property according to the terms agreed between the parties.

What is the difference between a simple mandate and an exclusive mandate?

A simple mandate allows you to work with several agencies. An exclusive mandate entrusts the sale to a single agency and generally allows for more consistent marketing.

How do you prepare property listings?

We showcase each property with high-quality photographs, a detailed description and distribution across various specialised platforms.

How are viewings organised?

We take care of scheduling viewings and accompany prospective buyers in order to answer their questions.

How do you select buyers?

We speak with candidates in order to assess the consistency of their project and their financing capacity before moving forward in the process.

Can I sell a property that is currently occupied?

Yes. Depending on the situation of the property and the applicable legal provisions, it is possible to sell an occupied property.

How long does it generally take to sell a property?

Every situation is different. The timeframe depends in particular on the location, the asking price, the condition of the property and market demand.

Are the agency fees transparent?

Yes. Our fees are clearly defined from the outset of our collaboration and communicated before any contract is signed.

What happens once an offer is accepted?

After an agreement between the parties, a preliminary sales agreement is prepared in order to formalise the terms of the transaction.

What is the role of the notary?

The notary verifies the legal compliance of the transaction and proceeds with the signing of the authentic deed of sale.

Do you support clients through to the final signing?

Yes. We remain involved throughout the entire process to ensure effective follow-up until the transaction is completed.

Do you also offer properties for rent?

Yes. We support both landlords and tenants in their rental projects.

How can I get in touch with your agency?

You can reach us by phone, by email or via the contact form available on our website. Our team will be happy to answer your questions.
